Median sale prices, days on market, and sale-to-list ratios all point to a strengthening market after a soft 2025.
OAKLAND, CA, UNITED STATES, September 17, 2026 /EINPresswire.com/ -- New market data released today by bridgeMLS shows the Oakland condominium market is rebounding in 2026 after a notably softer 2025, with faster sales, fewer expired listings, and prices trending upward across the first several months of the year.
According to bridgeMLS data covering four years of Oakland condo transactions, the median condo sale price has risen to $492,500 year-to-date in 2026, up 3.7% from a median of $475,000 in 2025 though still below the $540,000 median recorded in both 2023 and 2024.
The data also shows Oakland condos are moving considerably faster than they did last year. Median days on market fell to 32 days so far in 2026, a 20% improvement from a median of 40 days in 2025, when listings sat on the market longer than at any point in the four-year dataset.
Sellers are also regaining leverage. The sale-to-list price ratio (a measure of whether homes are selling above or below asking price) climbed back above 100% in 2026 (100.75%), after dipping below asking price in 2025 (99.87%) for the first time in the four years of data reviewed. Additionally, 52.8% of condo listings have sold so far in 2026, up from 48.5% in 2025, while the share of listings expiring unsold dropped from 16.8% to 14.0% over the same period.
