CHICAGO, IL, UNITED STATES, August 27, 2026 /EINPresswire.com/ -- A nursing home operator in the Chicago area has converted its entire electric heating, hot water, cooking, and laundry infrastructure to high-efficiency natural gas, cutting annual heating costs by more than $149,000, ONSITE Utility Services announced, through a project funded with zero capital and zero debt to the operator.— Fritz Kreiss, Founder and CEO
The facility relied entirely on electric equipment, RTUs, water heaters, dryers, dishwasher boosters, and cooking equipment totaling 777 kW of load, for heating, hot water, cooking, and laundry across 80 resident rooms. Using electricity for heat is inherently expensive: it takes roughly 29 kWh to equal 100,000 BTUH of natural gas. At the utility's rates of $11.15 per kW of demand and $0.054 per kWh, against natural gas priced at roughly $0.40 per therm, demand charges alone were inflating the facility's annual bill and blocking the capital budget the operator needed to fund upgrades.
ONSITE reviewed 12 months of utility bills, built a facility-wide energy model to isolate the electric consumption of each load, and engineered a fuel-switching plan that replaced the electric heating, hot water, cooking, and laundry systems with new natural-gas RTUs, water heaters, kitchen and laundry equipment, along with all required piping and ventilation infrastructure.
Although the total project cost $570,000, the operator could not fund the work through its capital budget or take on new debt due to existing bank covenants. ONSITE's Energy-as-a-Service model provided 100% of the capital, equipment, installation, and ongoing maintenance, so the nursing home received entirely new systems at zero capital investment and zero debt, with immediate positive cash flow.
